    For a handful of years I’ve rented from various places, including Dallas and other reputable cities. State Thomas Ravello was nothing short of the worst experience I’ve had thus far, to say it lightly... Amenities: During the last 6 months of my 12 month lease, there were no amenities accessible to tenants including: pool, gym, conference center, etc. with no returned rent to their tenants for said inaccessibility of amenities. The entire complex is under construction, which is fine; however, the communication could not have been more ineffective. If you sign, make sure you have a true understanding of when the construction will conclude as you will not have access to anything aside from your unit and the mailroom. They will give you the traditional dog and pony show about a rooftop pool, which has been under “construction” for 6+ months; however, if you take the elevator the seventh floor / parking garage rooftop, you will notice that they have yet to break ground.Parking garage: err with caution, as vehicles are broken in to on a regular basis with absolutelyno support from Ravello- they will direct you to local police authorities and deflect any comments you may have about their “surveillance” cameras. In short, their cameras are dysfunctional and may be a decoy to cover their bases. Staffing / Moving out: Horrific experience. They will nickel and dime you for tack sized holes and charge you for water usage that you had never consumed. A couple staff reps are nice, and professional (e.g. Kristen & Nicole), but there are a few who are rude and make you feel like you’re not truly at home. One time I had reached out for support when my luxer package wouldn’t cooperate. The rep was nice enough to meet me in the package room; however, they walked in with a cruel look on their face and literally threw the package on the ground, opened the door and didn’t say a word. Certainly made me feel uncomfortable and discouraged. Recommendation: If you’re new to the area, which is a superb and secluded area, explore the countless competitors Ravello has within a two (2) block radius. Post has a handful of properties, to name one superior peer of Ravello. If a zero star rating was available, I would have selected.

    Be careful with your vehicle in the parking garage, I had my vehicle stolen. This parking garage is not secure, it might be gated but not inaccessible.

    I just moved from the State Thomas Ravello and feel it is my duty to warn everyone of the dishonesty that exists in the leasing office and at Gables. First off, my apartment was filthy upon move in! After some months of living there, I received a notice on my door that the rent was late. I have never paid late so I contacted the leasing office. I was told that I was being charged a $100 late fee because I did not submit my payment by 5:00 Eastern time. I complained because we live in Central time. I was then told that this was stipulated in the lease. I went over the lease and it said nothing about time zones. After a lengthy battle, they refunded my $100 late fee. Amanda Fertitta in the leasing office is always incredibly rude. Other residents at the Ravello have told me that they have had the same experience with her. Because of the ongoing lack of consideration and professionalism at the Ravello, I decided to move after my annual lease was up. They require a 60-day written notice to vacate, which I happily wrote and delivered. I was honest about the reasons I decided not to renew my lease, and wrote it on my notice to vacate. I contacted Kirsten in the leasing office before my move-out date arrived, to let her know that the water heater blew up in my apartment. She then informed me that I would be required to stay an additional 2 months at the Ravello for failing to submit my notice-to-vacate. I was shocked and quickly checked my past emails. I notified the Ravello by email AND in writing 60 days before my lease renewal. Kirsten said they never received it, which is a complete lie. My attorney sent a letter to them with evidence that I did in fact inform them I would be moving. Gables still owes me a refund for rent that I overpaid during my last month at the Ravello. I have sent numerous emails and have left several messages and no one will respond. I have even contacted the regional manager. This is ongoing and has not been resolved as of yet.In addition, the property is disgusting! Residents allow their dogs to urinate and defecate in the hallways and it stays there for days! Parking is a complete disaster. If you don't pay for a spot, you won't be able to park your car. Maintenance does the cheapest work possible! My dishwasher was filled with mold, layers of debris, and hair from probably every past resident. I was told to put some bleach in it. Residents leave their rotting trash in the hallways, and college kids party and make noise all hours of the night and morning. Finally, consider that in addition to a nice property, we all deserve to live in a place that cares for its residents. Unfortunately, my experience with Gables has been a complete nightmare as they have proven their lack of consideration for the people that reside at their property.

    It’s normal to vent frustrations through social media, while acts of kindness or competence go unreported. This instance is could not be left unsaid. We have been pleased with the responsiveness of the from office and maintenance staff at State Thomas Ravello. But they revealed their true character last week. We returned home after attending to a medical emergency, upon return our AC unit struggled to lower the temperature, so I sent a notification to the office, mentioning the fact that it wasn’t a priority, but that it could be due to the a heart related emergency suffered by our son. By the next day, the AC caught up and I sent a follow up notification that we were OK. Later that day, the door bell rung, And to our great surprise, At the door was a very thoughtful care package of heart healthy treats for our son with a lovely get well card. I don’t know who’s idea it was or who executed it, but it took real thought and real time. I just want our neighbors and future neighbors to know how thoughtful the management and office staff are. So thank you State Thomas Ravello! You are awesome, and we appreciate your kindness.

    Lived here for a year and you know what, they've been great! Hard working people, they've been through a lot with construction and everything so I know there's a lot on their plate. Even with that, Amanda and Kirsten have been extremely helpful, especially with all this COVID stuff going on. I really appreciate that and will continue to be a fan and a resident with Gables 🙂

    I love the location, the staff is great, maintenance is always done quickly! The noise is my biggest complaint, in addition to the grill/ pool. The parking is easy and you can nearly always find a spot on your floor. I do wish there was more elevators in the building, but they're making updates in regards to other parts of the building. They just got a new package system, which seems to be working. The apartments are more dated, but they're making improvements slow and steady.

    Honestly the best apartment I've lived in as far as management (still not perfect, but always open to feedback and improving and they've come a long way since I first moved in). The renovations look like they will be awesome. Sad to be moving out in April, but will revisit this review after I complete the check-out and move-out process.

    **Per the response from the owner below we went in to see if they could lower our rent at all. They refused, so we asked if we could get three more days pro-rated at our current rate to get to a weekend move-out since we both work and mid-week moves are hard. They refused. I appreciate the reviewer below who commented about the “inflexible office management” because that is absolutely true, and the staff is not very courteous when a resident expresses any type of concern. We are living in a construction zone and the inconveniences far outweigh the benefits. We have not felt that we are getting our money’s worth for several months now and are moving to a different apartment community in the same neighborhood. There are far better options in State Thomas for comparatively the same cost if not even cheaper.UPDATED: Pros:- I love that Ravello has taken resident suggestions into consideration- They’ve added a package pick-up location (Luxor One lockers that are a $25 annual fee and $2/day after 3 days of not retrieving packages)- They will be building a pool on the roof of the garage.- The parking situation has been better since they took a lot of “Reserved” signs off unused spaces.- They seem to have fixed the fire alarms; although truthfully I was told they keep going off because of air pressure when it gets cold and we haven’t had a hard freeze since they fixed it Cons:- I do think proactive communication from the leasing office to the residents about community changes could be improved- A 17% rent increase over 2 years is too extreme, especially given the fact that there is no room for negotiation and residents are living in a construction site with incessant pounding, jackhammering and drilling every day from 8am-6pmPros: - State Thomas is an AMAZING neighborhood in Dallas; - the area is safe; - apartments are spacious and fairly updated; - the building and surrounding area are very pet-friendly.Cons: - fire alarms go off multiple times per month- maintenance requests take a while to respond, especially if they are marked as “non-emergency”- receiving packages is a HUGE pain: they don't notify you if you have a package in the office (which is great if you have tracking info but horrible if you have Christmas/wedding/baby presents that you have no idea are coming)- $30/per month trash fee is a little excessive when there are trash chutes on every floor- small pool that loses sun mid-afternoon. It would be great if they put the pool on the roof of the garage since the view is amazing and no one utilizes this space.- the building layout is very confusing making street access difficult, so count on all your visitors and 90% of your delivery guys getting lost; - the parking garage is super tight and you usually have to drive to the third floor to find an unreserved spot
